FREQUENTLY ASKED QUESTIONS

Maintenance

Question: what if I have a maintenance emergency?

Answer : ALWAYS call our office line (970) 419-8881. Neither email nor tenant-portal requests are considered timely reporting for emergencies. After business hours, you'll be connected to the person on-call for that evening. 

** After-hours-personnel rotate coverage, so don't "save" their phone number for future use.


Question : Will I be charged for maintenance service?

Answer : This depends.

** If you or a guest caused damage to the property, you will be billed for the repair. We do not know if the repair will be billed to the owner or the tenant when you report it, because we cannot know the cause until we receive the repair technician's bill.  

** We expect that Tenants complete reasonable troubleshooting before submitting a repair request. For example:

Reset GFCIs and breakers if you have lost partial power. 

Use a hand held screw driver to tighten a loose screw.

Clear blockage from your garbage disposal and reset it (both the disposal and it's breaker if needed)


Subleasing

Question : What if I need to sublease just my room but my roommates are staying?

Answer : You will locate an individual who wants to take over your spot on the Lease. This replacement tenant should be agreeable to your roommates. He/she/they will submit an application and if approved an Amendment to the Lease will be sent for everyone's signatures. Once signed by all parties, you are removed from all further Lease obligations. 

** There is a $250 fee due before we can process the replacement tenant's application. 


Question : What if our entire household needs to sublease?

Answer : You will locate individual/s who want to take over your existing Lease terms. The replacement tenant/s will turn in an application/s and if approved, we will terminate your lease early, and supply the replacement tenants with a new lease. Replacement tenants pay a security deposit of their own. This affords you a clear break from the lease.

** There is a $500 fee due before we can process the replacement tenant/s application/s. 



Pets

Question : What is your pet policy?

Answer : The size, number, type of pets allowed varies per property so please tell us if you plan to have pets at a property before renting. All applicants must complete a profile at https://kevcoreandpm.petscreening.com. No pet? No fee, but you’ll complete a “no pet profile”. For support/service animals, there is no cost. For pets, the cost is $20* per pet, which is a one-time fee. 


Strictly: no pit bulls, no ferrets, no farm animals. Animals with known vicious tendencies or have bitten someone cannot be considered.


Refundable pet deposits: $200 per pet.  No pet rent!



Moving 

Question : What is the move out process like?

Answer : A specific manager will be assigned to your household, and move-out-instructions will be sent approximately 1 month in advance. Your manager will conduct a "pre-move-out inspection" to begin repair of any damages and discuss updates with the home owner. After your lease expires a Manager will walk through the property to assess its cleanliness and state-of-repair. Your security deposit is refunded in one check made payable to any persons named as Tenants at the time of lease expiration. This refund is mailed within 60 days of lease expiration to one forwarding address, provided by you. You will receive a complete accounting, and we are happy to answer any questions after you receive your deposit disposition. 

** Storage units and moving trucks are rented very early, so plan well in advance!


Question : What is the move in process like?

Answer : A specific manager will be assigned to your household, and move-in-instructions will be sent approximately 1 month in advance. On the day and time of lease commencement, you will receive a move-in packet containing keys, batteries, checklist, and FAQ sheet.  All amounts due must be paid in full before keys can be released (i.e. 1st month's rent, pet fees, any flat rate utilities). You will have 7 calendar days to complete the move-in-checklist. We want you to have time to get to know the property before you submit the checklist.
